Overview

Whether commercial MLS listings appear on your Presence® website depends on your specific MLS feed. Most standard IDX feeds are residential-only and do not include commercial property types. If your MLS does provide a commercial data feed, our IDX team can review whether it can be connected to your website. Contact Luxury Presence support to check what's available for your MLS.

Why commercial listings may not be appearing

• Your MLS only provides a residential IDX feed — Most MLS boards separate residential and commercial data. The standard IDX feed used for real estate websites typically includes residential listings only.
• Your MLS provides commercial data but it hasn't been enabled — Some MLS boards do include commercial data in their IDX feeds. If yours does, it may be possible to enable it on your Presence® website, but this requires manual setup by our IDX team.
• Commercial solds require the same feed as active listings — If your MLS does not include commercial data in the IDX feed, sold commercial listings will also not sync, regardless of whether you represented the seller or buyer.

How to check if commercial listings can be added to your site

1. Contact Luxury Presence support (see below) and provide your MLS name and the property types you want displayed.
2. Our IDX team will check whether your MLS feed includes commercial data and whether it can be enabled for your website.
3. If commercial listings are available, we'll configure the feed on your site.

Note: If your MLS does not support commercial IDX, you can add commercial listings manually through the steps below.

How to add commercial listings manually

If your MLS does not include commercial data in its IDX feed, you can add individual commercial listings to your website manually:

1. Navigate to the Presence® Platform.
2. In the left-hand menu, click Content to expand the submenu, then select Properties.
3. Click Add Property and enter the listing details, including property type, price, address, description, and photos.
4. Click Publish to make the listing live on your website.

Note: Manually added listings are not connected to MLS data and will not update automatically. You will need to update or remove them manually.

Texas license holders — displaying required disclosures

Texas law requires all license holders to provide the Texas Real Estate Commission (TREC) Information About Brokerage Services form and Consumer Protection Notice to prospective clients. These disclosures should be present on your website regardless of the listing types displayed. Contact your broker or TREC for guidance on how to meet this requirement, or contact Luxury Presence support if you need help adding these to your site.

FAQs

Are commercial sales that were in the MLS being fed to my Presence® website?

Commercial MLS data is not included in standard IDX feeds, which means commercial sold listings do not automatically sync to your Presence® website. Whether this can be enabled depends on whether your MLS provides a commercial data feed. Contact Luxury Presence support with your MLS name to find out what's possible for your account.

My MLS includes commercial listings — why aren't they showing?

If your MLS does include commercial data in its IDX feed, the commercial property types may not have been enabled for your specific website feed. Contact Luxury Presence support so our IDX team can review your feed configuration and enable commercial listings if your MLS supports it.

Can I display commercial sold listings from before I joined Luxury Presence?

MLS IDX feeds typically provide data going back a limited period of time, and historical commercial data may not be available depending on your MLS. You can add older sold commercial listings manually through Content → Properties in the Presence® Platform.

What types of properties are included in a standard IDX feed?

Standard IDX feeds typically include residential property types such as single-family homes, condos, townhomes, and multi-family properties. Commercial, land, and other specialty property types are often excluded unless your MLS provides a separate commercial data feed. Contact Luxury Presence support to confirm what property types are active for your website.
