Requirements and troubleshooting for syncing property listings to Forbes Global Properties.

Overview

If you're a Forbes Global Properties member, you can sync eligible listings from Presence® directly to Forbes. Luxury Presence sends the data automatically — Forbes applies its own filters and approval process before listings go live.

Why your listing might not be showing

1. Listing approval process

All listings go through a manual review by Forbes before they're published. Approvals typically take 1–3 business days.

2. Agent profile requirement

The listing must have an assigned agent, and that agent must have an active profile with Forbes Global Properties. If the agent isn't registered with Forbes, the listing won't sync.

3. Listing information requirements

To be approved, listings must include:

  • Title — clear and descriptive (e.g., "Beverly Hills Spanish Colonial with Pool")
  • Full address — city, state, and country
  • Price and currency
  • Status — must be Active, Pending, or Under Contract
  • High-quality images — no watermarks, recommended size 1920x1280px, under 1MB

4. Listing status and auto-removal

Forbes automatically removes listings when their status changes to:

  • Off-Market
  • Expired
  • Withdrawn
  • Sold (including rented listings)

Important: If you need to take down a listing early, update its status in Presence®. Removing a listing from your feed alone will not unpublish it from Forbes.

5. Missing lifestyle tags

If applicable, add at least one lifestyle tag to the listing — for example, Beach, Golf & Tennis, or Vineyards & Wineries.
