How to manage a Listing Ad campaign in Presence®

How to view campaign metrics, share results with sellers, pause ads, and troubleshoot common issues.

Overview

Once a Listing Ad campaign is running, you can track performance, share results with sellers, and manage the campaign directly in the Presence® Platform.

Important: Listing Ads are available on Brand, Scale, and All-In plans.

How to view campaign performance

  1. Navigate to the Presence® Platform.
  2. In the left-hand menu, click Marketing to expand the submenu, then select Advertising.
  3. Click Listing Ads from the Advertising dashboard.
  4. Under Your listing campaigns, click the active campaign you want to review.
  5. View key metrics — total reach, engagement data (likes, shares, comments, clicks), and a visual preview of the ad creative currently running.

How to pause or stop an ad

  1. Navigate to the Presence® Platform.
  2. In the left-hand menu, click Marketing to expand the submenu, then select Advertising.
  3. Click Listing Ads from the Advertising dashboard.
  4. Under Your listing campaigns, click the active campaign you want to review.
  5. Click Pause campaign to stop the ad from running.

Any credit for unspent budget can be facilitated by your Customer Success Manager.

What counts as good performance

All listings perform differently depending on the property. Success can mean any combination of:

  • High engagement — likes, shares, comments, and clicks to the listing page
  • Large audience reach — broad exposure in your target geographic area
  • Lead generation — contact form submissions, tour requests, or direct messages

Listings with high-quality photography, open floor plans, high-end finishes, and strong curb appeal typically generate the highest engagement. That said, strong reach with a relevant audience is a meaningful result for any listing.

Important limitations

Editing an active ad: Ads cannot be edited after launch through the Listing Ads interface. Edit capability is planned for a future release. If you need to change something on an active campaign, contact our support team.

Changing the budget after launch: Budget changes are not supported after an ad has launched. To run the campaign with a different budget, pause the active ad and launch a new campaign with the updated amount.

What happens when a listing goes off market

When a listing status changes to pending, under contract, sold, or off market, the ad pauses automatically. You won't be able to run an ad for that listing until it's active on the market again.

Platform targeting

Ads are configured to run across Facebook and Instagram. Platform-specific targeting (running only on Instagram or only on Facebook) is not available at this time.

MLS compliance requirements

All Listing Ads must include the listing agent's name, the brokerage name, and any other required disclosures per your MLS guidelines. The Listing Ads system automatically pulls this information from your MLS data.

Always review the ad preview before launching to confirm all required disclosures are present.

Troubleshooting: ad rejected or not approved

Ads can be rejected for several reasons:

  • Non-compliance with MLS rules or missing required disclosures (listing agent, brokerage)
  • Violation of Meta's advertising policies
  • Image quality or content issues

Tips for maximizing Listing Ad performance

  • Use professional photos — high-quality imagery significantly improves engagement and click-through rates
  • Match duration to goal — 30 days for maximizing lead volume on a new listing, 7 days for open house promotion
  • Select your best photos — choose images that showcase the property's strongest features
  • Check performance early — review metrics within the first few days to gauge initial response and adjust expectations
  • Share results with sellers — regular performance reports demonstrate your marketing value and build trust

Can I edit my Listing Ad after it launches?
