Seller ads let you run Google campaigns targeted to homeowners in your market who are curious about what their property is worth. When a homeowner clicks your ad, they land on your home valuation landing page — keeping you top of mind when they're ready to list.

Seller ad campaigns are subscription-style: they run monthly and renew automatically until you disable them.

Important: Buyer and seller ad campaigns are admin-only. Team members and agents cannot create or manage ad campaigns.

Important: Your website must be live before you can launch a seller ad campaign.

How to launch a seller ad campaign

Step-by-step guide

  1. Navigate to the Presence® Platform.
  2. Click Marketing from the left-hand menu.
  3. Select Advertising from the submenu.
  4. Click Seller Ads.
  5. Set your monthly Budget. The minimum budget is $500/month.
  6. Under Target location, search for and select the cities or neighborhoods where you actively provide real estate services. You can add up to 10 locations. To remove a location, click the X next to its name.
  7. Review the Campaign overview panel on the right. All three checks — Budget, Location, and Population — must show green before you can launch.
  8. Click Launch campaign to activate.

Note: The ad preview on the right shows the general format of your ads. Live ads are generated dynamically based on seller intent and your target locations — the preview is illustrative, not final.

Note: New campaigns enter a pending review state while Luxury Presence runs quality and compliance checks. Once approved, the campaign ramps up within a defined window.

After launch

  • You are billed within 24 hours of activation, then monthly on the same date until you disable the campaign
  • Campaign performance is visible in the Advertising section of the Presence® Platform
  • To pause or stop your campaign, navigate back to Seller Ads and click Pause campaign

What to expect

Based on your budget and selected locations, you can expect roughly 7–10 homeowner leads per month, at approximately $50–$70 per lead. These estimates are dynamic and will vary depending on your market, budget, and the number of locations you target.

What is the minimum budget for a seller ad campaign?

The minimum budget for a seller ad campaign is $500 per month. You can set a higher budget at any time, and changes apply on your next billing date.

Are seller ad campaigns recurring?

Yes — seller ad campaigns are subscription-style and renew monthly until you disable them. You can pause or disable your campaign at any time from the Advertising section of the Presence® Platform to stop future charges. The campaign will continue to run until its current billing period ends.

Can I get a refund if I disable my campaign?

Ad spend is treated as a media buy. Once a campaign is billed and running, the charge for that billing period is generally non-refundable. You can disable the campaign to prevent future renewals. For billing questions, contact billing@luxurypresence.com.

Who can create and manage seller ad campaigns?
