How to manually update bathroom data for a property listing when MLS figures are incorrect.

Overview

Bathroom data on your website is automatically pulled from the MLS. If you notice a discrepancy, you can manually update the bath count by disabling Baths Sync for that property — this allows manual edits without fully disconnecting MLS data for the listing.

How Total Baths are calculated

The Total Baths figure is calculated using the industry-standard formula:

Example: A property with 2 full baths, 1 half bath, and 1 three-quarter bath displays as 3.25 baths (2 + 0.5 + 0.75).

For properties in Content → Properties: Follow the steps below to manually update the bath count.

How to manually update the bathroom count

  1. Navigate to the Presence® Platform.
  2. In the left-hand menu, click Content to expand the submenu, then select Properties.
  3. Use the search bar to find the property, or click it from the list.
  4. In the left-hand menu, click Features & Rooms.
  5. Toggle off Baths Sync.
  6. Click Turn Off Sync in the confirmation pop-up.
  7. Enter the correct number of Full, Half, and Three-Quarter baths.
  8. Click Save in the top-right corner.

FAQs

Does turning off Baths Sync affect other MLS data for the listing?

No. Disabling Baths Sync only allows manual editing of the bathroom fields. Other MLS data for the listing continues to sync normally.

Can I re-enable Baths Sync after turning it off?

Yes. Return to Features & Rooms and toggle Baths Sync back on. This will revert the bathroom count to whatever is currently in the MLS.

Why does my bathroom count show a decimal like 3.25?

The Total Baths field uses the industry-standard formula that assigns different values to full, three-quarter, and half baths. A decimal result like 3.25 reflects a combination of bath types — for example, 2 full baths + 1 three-quarter bath + 1 half bath.

What if the bathroom data in the Home Search tool is wrong?

Bathroom data in the Home Search tool is managed differently from the Content section. Contact our support team with the property address and we'll investigate the MLS sync.
