Why aren't pending or sold listings appearing in my CMA in Presence®?

Overview

Whether pending and sold listings appear in the Presence® CMA tool depends entirely on what your MLS feed provides. Not all MLS boards share pending or historical sold data — and some only share a limited window of sold history. If you can't find a property in the CMA search, it either isn't included in your MLS feed or falls outside the data range your board supports. This article explains the most common reasons and what you can do about it.

Why pending or sold listings may not appear

Pending listings

Pending listings only appear in the CMA tool if your MLS board includes pending status data in its feed. Many MLS boards — particularly Canadian boards such as CREA — do not include pending status in their data exports. If your MLS does not share pending data, those listings will not be available in Presence® regardless of whether they appear on your board's own portal.

Sold listings

Sold listings can be added to a CMA as long as they sold within the last two years and your MLS board includes sold history in its feed. If your board limits or excludes sold data, those properties will not appear in Presence®. Properties sold more than two years ago are not available through the MLS connection and must be entered manually.

What this means for your CMA results

If your MLS feed does not include sold or pending data, the pool of available comparable properties will be significantly smaller — or may return no results at all. This is an MLS-level restriction and is not something Luxury Presence can override. How to search for a listing by MLS ID

If a pending or sold listing isn't appearing in your CMA search, try importing it directly by MLS ID before assuming it isn't available:

1. Navigate to the Presence® Platform.
2. In the left-hand menu, click Presentations, then open an existing presentation or click New Presentation in the top-right corner.
3. On a CMA slide, click Create CMA.
4. Click Add New + and select Use MLS ID.
5. Choose your MLS feed from the dropdown, enter the MLS number, and click Add to CMA.

If the property still doesn't import, your MLS feed likely doesn't include that listing status or time range.

Workaround: Add properties manually

If a property isn't available through your MLS feed, you can still include it in your CMA by entering it manually using the Add Off Market option.

1. Navigate to the Presence® Platform.
2. In the left-hand menu, click Presentations, then open an existing presentation or click New Presentation in the top-right corner.
3. On a CMA slide, click Create CMA.
4. Click Add New + and select Add Off Market.
5. Enter the property details manually — address, price, square footage, beds/baths, and any other relevant fields.
6. Click Add to CMA to include it in your comparison.

Note: Manually entered properties are not linked to your MLS feed and will not update automatically if the listing status changes.

Why am I seeing so few comparable properties in my CMA results?

If your CMA search is returning a small pool of results, it's most likely because your MLS feed does not include pending or sold data. The number of available comparables is directly tied to what your board shares — it is not a hard platform cap.
