Why is my MLS listing still showing as Pending after it closed?

How to fix a closed or sold MLS listing that is stuck showing as Pending or Active on your Luxury Presence website.

Overview

If a listing has closed or sold in your MLS but still shows as Pending or Active on your Luxury Presence website, it is usually caused by one of two things: a sync delay, or a limitation with your MLS board's data feed. In most cases, you can fix it yourself by manually updating the listing status in the Presence® Platform.

Why this happens

  • Sync delay — If the status changed recently in your MLS, wait a few hours before taking action. If it's still stuck after that, a sync delay is not the cause.
  • MLS board does not share closed or sold status — Some MLS boards do not include closed or sold status in the data feed they provide to Luxury Presence. In these cases, the listing stays in its last-known state (often Pending) indefinitely until you update it manually.

How to fix a stuck listing status

To manually update the listing status, you first need to disable MLS sync for that listing. Note that disabling MLS sync stops all automatic updates from the MLS for that listing — including price, description, images, and media. You will need to manage those fields manually going forward.

If the Property Status field is grayed out (MLS sync is active):

  1. Navigate to the Presence® Platform.
  2. In the left-hand menu, click Content to expand the submenu, then select Properties.
  3. Use the search bar to find the property, or click it from the list.
  4. Toggle off MLS Sync at the top of the property details page.
  5. Click Turn Off Sync in the confirmation pop-up.
  6. Return to the Property Status dropdown and select the correct status.
  7. Click Save in the top-right corner.

If the Property Status field is not grayed out (MLS sync is already off):

  1. Navigate to the Presence® Platform.
  2. In the left-hand menu, click Content to expand the submenu, then select Properties.
  3. Use the search bar to find the property, or click it from the list.
  4. Click the Property Status dropdown and select the correct status.
  5. Click Save in the top-right corner.

How long should I wait before manually fixing the status?

Wait a few hours after the status changes in your MLS. If it's still showing the wrong status after that, it won't update on its own — use the manual steps above.

Will disabling MLS sync affect other listing data?

Yes — once MLS sync is turned off, all automatic updates from the MLS stop for that listing, including price, description, images, and media. You will need to manage all of those fields manually. See How to edit an MLS-synced property listing in Presence® for full details.

Can I re-enable MLS sync after updating the status manually?

Yes. Re-enable MLS Sync on the property details page to reconnect the listing. The status and all other synced fields will revert to the current MLS data.

What if the listing disappears from my website after I change the status to Sold?

Sold and Off Market listings may be hidden by your site's display settings. If this happens, contact our support team and we can help you adjust which listing statuses appear on your website.

Will manually changing the status affect my MLS or any other system?

No — updating the status in the Presence® Platform only affects how the listing displays on your website. It does not change anything in your MLS or any connected systems.
