Schema markup options on the Presence® Platform

The Presence® Platform supports schema markup in three ways depending on your plan:

• Built-in page schema — Blog Details and Property Details page schema are available on all plans. Contact our support team to have them added to your site.
• Custom schema through your SEO specialist — If your plan includes a dedicated SEO specialist, they can implement additional schema types (such as RealEstateAgent or FAQ schema) on your behalf.
• Self-service via Google Tag Manager — Available on any plan. You can implement any schema type yourself using Google Tag Manager.

Note: Schema markup cannot be added to agent subdomains on the Presence® Platform due to platform restrictions. SEO for agent sites on subdomains is determined by the brokerage's setup for each agent's area.

How to request custom schema from your SEO specialist

If your plan includes a dedicated SEO specialist, reach out to your Client Success Manager to discuss which schema types make sense for your site. Your SEO specialist will handle implementation and testing on your behalf. Common examples include RealEstateAgent and FAQ schema.

How to add schema markup via Google Tag Manager

You can implement any schema type yourself using Google Tag Manager — available on any plan. This requires a GTM account set up for your website and familiarity with JSON-LD schema format.

1. Write your schema markup in JSON-LD format.
2. In GTM, create a new Custom HTML tag.
3. Paste your schema code into the tag, with the type attribute set to application/ld+json.
4. Set the tag to fire on the appropriate pages.
5. Preview, test, and publish the GTM container.
6. Verify using Google's Rich Results Test.

Note: Luxury Presence does not support GTM tag configuration — you're responsible for creating and maintaining the schema code.

How to verify schema is working

After schema has been added to your site — whether by our team, your SEO specialist, or through GTM — follow these steps to confirm it's set up correctly:

1. Go to Google's Rich Results Test.
2. Enter the URL of the page where schema was added.
3. Click Test URL.

If the schema is valid, you'll see which rich result types are detected. If there are errors or warnings, the tool will tell you what needs to be fixed.

Note: Even after schema is validated, it can take days to weeks for Google to crawl the page and begin displaying rich results. Not all schema types are guaranteed to generate rich results.

Schema doesn't directly improve rankings, but it can increase click-through rates by making your search results more visually rich — with stars, images, or business details. Higher click-through rates can indirectly support rankings over time.

Can adding schema incorrectly break my website?

Schema added via Google Tag Manager won't affect how your site looks or functions. Incorrect schema may trigger warnings in Google Search Console or prevent rich results from appearing — always verify using Google's Rich Results Test before publishing.

How long does it take for schema to appear in search results?

It can take days to weeks after implementation for Google to crawl the page, recognize the schema, and display rich results. Not all schema types are guaranteed to show rich results.

What if I'm not technical enough to add schema myself?

You have a few options: request built-in page schema (Blog Details or Property Details) through our support team on any plan, work with your dedicated SEO specialist if your plan includes one, or hire an external developer to help with GTM implementation.
