FirstTeam® NWMLS site changes: what requires IDX approval

Required compliance rules for FirstTeam® websites connected to NWMLS IDX.

Overview

This guide applies to FirstTeam® sites connected to NWMLS only.

All edit requests must be sent to marketing@firstteam.com for review before being submitted to NWMLS for approval.

Important: NWMLS has final authority on all approvals. Their most recent regulations take precedence over this guide. Any edits to the elements below without approval may violate compliance rules and result in fines.

Elements that require compliance approval before editing

Header logo

The brokerage logo must remain in the header on the home page and all pages displaying IDX data.

Edits are only permitted if:

• The brokerage logo remains part of any new lockup design, and
• Compliance is notified so the MLS can be informed

Do not remove or replace the firm logo without compliance approval.

Footer: MLS disclaimer and DMCA notice

The NWMLS disclaimer must remain on all pages displaying NWMLS IDX data. Do not edit or remove the disclaimer or DMCA notice.

Properties and portfolio pages

All NWMLS listings must display:

• Listing agent attribution
• MLS disclaimers
• MLS logos and watermarks

Use the MLS Prop Grid or MLS Prop Slider with the correct variables to meet these requirements.

Additional CMS elements and disclaimers

Required on applicable pages: either a "Some IDX listings have been excluded" disclaimer or a button linking to the Home Search Tool. Always confirm with compliance before adding or editing CMS pages.

Featured properties

• Only include listings from agents displayed on the site
• Do not label properties as "Featured" if non-team-member listings are included
• No "Coming Soon" listings are permitted

Neighborhood pages and property tiles

Edits to neighborhood pages are allowed except:

• Do not remove "View more properties" buttons
• Do not remove required disclaimers or DMCA notices
• Keep the colored attribution box in place for visibility

Home Search Tool (HST)

No changes to HST display or elements without approval. The following limited edits are permitted without approval:

• "Home Search" copy may be changed — but not to "MLS Search" or similar terms
• HST contact form: email and phone edits only, and the contact must remain within the same firm

New page requests

New pages are only permitted if the page does not display NWMLS IDX data.

Language translation feature

May be added after approval.
