How to set up, customize, and launch a Facebook and Instagram ad campaign for a property listing.

Important: This feature is only available on desktop. It is not accessible through the Luxury Presence Mobile App.

Overview

Listing Ads automatically generate Facebook and Instagram ad campaigns for your properties using photos and details from the MLS. You can customize the creative, set your budget and duration, adjust targeting, and launch directly from the Presence® Platform.

Important: Listing Ads are available on Brand, Scale, and All-In plans.

Key benefits

• Automated ad creation — No need to manage Facebook Ads Manager or hire a designer. Ads are built and launched from the Presence® Platform
• Built-in text compliance check — Ad copy is automatically checked against Fair Housing Act (FHA) guidelines and Meta's advertising policies as you edit, so you can catch and fix issues before your campaign is submitted
• Branded seller reports — Generate performance reports with your name on them to share with sellers as proof of your marketing activity
• No management fees — Every dollar of your budget goes directly to ad spend on Facebook and Instagram
• Automatic campaign pausing — Campaigns pause automatically when a listing goes off market, so you never waste budget on a sold property

How to access Listing Ads

1. Navigate to the Presence® Platform.
2. In the left-hand menu, click Marketing to expand the submenu, then select Advertising.
3. Click Listing Ads from the Advertising dashboard.

You'll see three sections:

• Campaigns ready for you — listings LP has prepared and recommends advertising
• Other drafts we've prepared for you — additional listings with prepared drafts
• Your listing campaigns — campaigns you've already launched

Listing eligibility requirements

For a listing to appear in your Listing Ads dashboard, it must meet all of the following:

• Active on market — not pending, under contract, sold, or off market
• MLS ID populated — the listing must have an MLS ID in the system
• MLS Vendor set — the MLS Vendor must be configured on the listing
• Active brand site — your brand site must have active status

If active listings aren't appearing in the dashboard, verify these fields in Content → Properties.

How to launch a campaign

1. Click the listing you want to promote from Campaigns ready for you or Other drafts we've prepared for you.
2. Review the auto-generated ad creatives — previews are shown for Instagram carousel, Instagram story, and Facebook carousel formats.
3. Customize your campaign (see options below).
4. Click Launch Campaign. A confirmation pop-up will appear — click Launch Campaign again to confirm.

Ads go live within two business days of submission. Each ad is also manually reviewed by Luxury Presence before it goes live, in addition to the automated text compliance check completed while editing your ad copy. Your campaign goes live automatically after approval — no action needed on your part.

Customization options

Ad creative

Select which MLS photos appear in your ads and edit the ad copy inline:

• Click Change Images to reorder or delete images — drag the six-dots icon to reorder, hover and click X to delete, then click Save
• Click Change Text to edit the caption manually, then click Save Changes
• If you have both Instagram and Facebook connected, click Next preview in the top-right corner to review the other version separately

Campaign duration

Budget

Set your total ad spend. All budget goes directly to Facebook and Instagram ad spend — Luxury Presence does not charge management fees.

Example: If you set a $300 budget, $300 goes to ads — no additional fees from Luxury Presence.

Note: Ads running below the minimum budget receive less frequent delivery, which leads to declining performance. Follow the minimum budget recommendations for best results. Minimum budget for a 7-day campaign is $50.

Audience targeting

Geographic targeting The minimum targeting radius is 15 miles, per HUD and FHA guidelines. To change it:

1. Click Edit Targeting.
2. Enter a new address if needed, or use the slider to adjust the radius.
3. The maximum radius is 50 miles.
4. Click Save Changes.

You can also add feeder markets — separate geographic targets for reaching buyers outside the listing's local area.

Audience refinement Listing Ads use audience propensity indicators to refine who sees your ad, including users who have recently visited home search sites, mortgage lending sites, and other real estate platforms. For luxury listings, the audience is further refined using indicators associated with higher-end home searchers.

Additional details

• Platforms — Ads run on both Facebook and Instagram. Platform-specific targeting is not available at this time
• Concurrent campaigns — You can run ads for multiple listings simultaneously. Only one active ad per listing is allowed
• Video — Listing Ads currently support carousel image ads only. Video support is planned for a future release
• Rental properties — Listing Ads do not currently support rental properties
• Boosted posts vs. Listing Ads — Boosted posts promote existing page content to increase engagement. Listing Ads are purpose-built property campaigns optimized for conversions, website clicks, and lead generation using advanced targeting and real estate-specific audience refinement

Tips for running effective Listing Ads

• Match your budget to the listing — Higher-priced listings may warrant larger budgets. Since there are no management fees, your full budget goes to reach
• Review the targeting map before launching — Adjust the radius based on property type. Use a broader radius for unique properties and tighter targeting for neighborhood-specific homes
• Customize the ad creative — Swap in your best property photos and edit the ad text to highlight key features. A personalized ad performs better than a generic one
• Use past reports in listing presentations — Show prospective sellers real performance data from previous campaigns to demonstrate how you actively market listings

Troubleshooting: listings not appearing in the dashboard

1. Go to Content → Properties and confirm the MLS ID field is populated for the listing
2. Confirm the MLS Vendor is set on the listing
3. Confirm your brand site has active status
4. If listings were recently added to the MLS, some IDX feeds have longer refresh periods — allow additional time
