How duplicate MLS listings are handled in Presence®

How the automatic deduplication feature works and how to manage which listing appears on your website.

Overview

If you have multiple MLS feeds, the same property can appear more than once in your CMS. Presence® now automatically detects and suppresses duplicate listings during MLS sync — only one Primary listing appears in your CMS and on your website. No setup is required. This is on for all accounts automatically.

Note: This only applies to MLS-synced listings. Manually added listings are not affected. Deduplication also does not affect the Home Search Tool — the HST always shows the most recently updated listing from the MLS regardless of this setting.

How it works

• When duplicates are detected, one listing is automatically designated as the Primary — the version that appears on your website
• The Primary listing is selected based on which version was most recently updated in the MLS
• A duplicate icon appears in the CMS next to any listing that has duplicates, so you can see which ones are affected
• All listings in a duplicate group still keep their own detail pages — existing links and ads will not break

How to change which listing is Primary

If the auto-selected Primary isn't the version you want to display, you can override it:

1. Navigate to the Presence® Platform.
2. In the left-hand menu, click Content to expand the submenu, then select Properties.
3. Find a listing with the duplicate icon and open it.
4. Review the duplicate group and select the listing you want to set as Primary.
5. Click Save.

FAQs

Do I need to set this up or turn it on?

No. Deduplication is automatically enabled for all accounts — no configuration needed.

Will this affect my Home Search Tool?

No. The Home Search Tool always displays the most recently updated version of a listing from the MLS feed and is not affected by deduplication settings in the CMS.

Will changing the Primary listing break any existing URLs or ads?

No. All listings in a duplicate group keep their own detail pages. Existing links and ads pointing to any listing in the group will continue to work.

Does this apply to listings I added manually?

No. Only MLS-synced listings are deduplicated. Manually added listings are not affected.

Who is most likely to see duplicates?

Clients with multiple MLS feeds — particularly those on CRMLS and CLAW — are most likely to have duplicate listings. If you've been managing duplicates manually before, this feature removes the need for that.
