Why your "Coming Soon" listing isn't syncing and how to add it manually

How to add a Coming Soon property to your website when the MLS doesn't sync it automatically.

Important: This feature is only available on desktop. It is not accessible through the Luxury Presence Mobile App.

Overview

Not all MLS boards support syndicating Coming Soon listings to third-party websites. Some MLS feeds only sync Active listings — if your listing is marked Coming Soon in the MLS and isn't appearing on your site, this is likely due to MLS restrictions or feed limitations rather than an issue with the Presence® Platform.

The solution is to add the property manually in the Presence® Platform and build the property website from there.

How to add the listing and build the property website

  1. Manually add the property. Add the listing yourself in the Presence® Platform. See How to add a listing to your website for full instructions, including image upload.
  2. Create a property website for the manually added listing. See How to create a property website for full instructions.
  3. Reassign the website once the listing syncs. Once the listing becomes Active in the MLS and syncs to the Presence® Platform, update the website to pull from the synced version instead of the manual entry:
    • Navigate to the Presence® Platform.
    • Click Websites from the left-hand menu.
    • Find the property website you want to update.
    • Hover over it and click the three-dots icon.
    • Select Change Property from the dropdown.
    • In the pop-up, select the newly synced listing.
    • Click Confirm.

The website updates automatically to reflect the synced listing. The site's design and layout stay intact — only the linked listing changes. FAQs

Why isn't my Coming Soon listing syncing from the MLS?

Most MLS feeds only sync Active listings. Coming Soon status is not universally supported for automatic syndication to third-party websites. This is an MLS restriction, not an issue with the Presence® Platform.

What happens when the listing goes Active?

Once the listing becomes Active in the MLS and syncs to the Presence® Platform, use Change Property to reassign your existing property website to the synced version: go to Websites, hover over the property website, click the three-dots icon, select Change Property, choose the synced listing, and click Confirm. Review the property-specific content — description, photos, and amenities — after switching to confirm everything reflects the synced listing accurately.
