How to manage your Service Area in Presence®

How to set up and edit your Target Service Area and Full Service Area in the Presence® Platform.

Overview

Your Service Area defines the geographic regions where your business operates. These settings control location copy on your website, SEO targeting, property search map boundaries, and Lead Score calculations in the CRM.

Note: Service Area is available on all plans — if you don't see it in your settings, contact our support team.

How to access Service Area settings

1. Navigate to the Presence® Platform.
2. Click your name or initials in the bottom left-hand corner of the screen.
3. Select Settings from the menu.
4. Click Service Area in the left navigation.

Primary Location

Primary Location is set during onboarding in the Onboarding Hub → Service Area tab. It controls location-based copy on your website (such as "Manhattan real estate agent") and page titles in Google search results.

Note: Not all accounts will see Primary Location on their Service Area page. Only accounts that set their Primary Location during onboarding will see it displayed here.

Important: Primary Location cannot be edited directly after onboarding. To change it, contact our support team:

Target Service Area vs. Full Service Area

How we created your Service Areas

For most existing accounts, Service Areas were set up automatically based on your business data. If this applies to you, you'll see a section labeled How we created your Service Areas at the top of the Service Area page. Click the arrow to expand it.

This section shows the data sources used to build your initial areas:

• Neighborhoods — neighborhood pages on your website, typically cities, neighborhoods, and counties
• Home Search Settings — the map boundary you previously set in your Home Search Tool
• MLS Listing Activity — your sold, active, and pending listings from the past 2 years, pulled from your connected MLS boards

Using your MLS data, we mapped areas called Smart Regions and placed them in either your Target or Full Service Area. Review the map to confirm these areas match where you actually do business. You can edit or remove any region at any time.

Note: If you set up your Service Areas yourself during onboarding, this section will not appear.

What is a Smart Region?

A Smart Region is an area mapped based on patterns in your MLS listing data. Smart Regions appear in the Service Area sidebar with a "Smart Region" label beneath the name.

You can treat Smart Regions the same as any other region:

• Rename — click the region name and edit it directly
• Resize — click Edit and drag the boundary points
• Remove — click the X next to the region name in the sidebar

How to add regions to your Service Areas

Method 1: Search for regions

Type a city, neighborhood, ZIP code, county, or state in the Search to add a region bar in the sidebar and select it from the results.

In most cases, a precise boundary outline displays on the map. Some regions display as rectangles. If the boundary doesn't match where you do business, delete it and use the Draw method instead.

Method 2: Select from the map

1. Click Select on the map toolbar.
2. Choose a region type from the dropdown — Neighborhood, ZIP Code, City, County, or State.
3. Hover over the map to see regions highlighted.
4. Click a region to add it to your Service Area.

Method 3: Draw a custom region

Use the Draw tool to outline a custom boundary — ideal for rural areas, irregular service areas, or when predefined boundaries don't match where you actually work.

1. Click Draw on the map toolbar.
2. Click on the map to place your first point.
3. Continue clicking to add boundary points — each click connects to the previous point.
4. To close the shape, click back on the original line segment connecting to your first point.
5. Drag any point to adjust the shape, or click Clear to start over.
6. When satisfied, click Apply drawing.

How to edit or rename a region

Rename a region

1. Click the region name in the Service Area sidebar.
2. Edit the name and press Enter to save.

Resize a region

1. Click the region name in the sidebar to select it.
2. Click Edit to enter edit mode.
3. Drag any boundary point to reshape the area.
4. Click Apply to save. Click Cancel to discard changes.

Remove a region

Click the X next to the region name in the sidebar.

How Service Areas affect Lead Score

Your Service Areas determine the "client fit" component of every lead's Lead Score based on where the lead is looking to buy or sell.

Lead's location	Client fit score
Within your Target Service Area	Higher score
Within your Full Service Area (outside Target)	Lower score
Outside both Service Areas	Lowest score

Lead Score always uses both your Target and Full Service Areas. This cannot be changed.

How Service Areas affect the Home Search Tool

The Home Search Tool on your website displays your Service Area boundaries by default. To see your current configuration, scroll to the How Features use your Service Areas table at the bottom of the Service Area page and check the value next to Home Search Tool.

Your configuration will show one of these values:

• Target Service Area — your Home Search Tool uses your Target Service Area as the default map view
• Full Service Area — your Home Search Tool uses your Full Service Area as the default map view
• Custom — your Home Search Tool uses map settings configured before Service Area was available. Your existing boundary was preserved so visitors continue to see the same search area

You can change this at any time using the dropdown in the table.

How Features use your Service Areas

At the bottom of the Service Area page you'll see a summary table:

FAQs

Why do I see Service Areas I didn't set up myself?

For most existing accounts, Service Areas were automatically populated using your neighborhood pages, Home Search Tool settings, and MLS listing activity. This was done to give you a useful starting point. Review the map and edit any regions that don't match where you actually work.

Can I edit my Service Areas after they've been set up?

Yes. Go to Settings → Service Area at any time to add, remove, rename, or resize regions.

Can I change my Primary Location myself?

No. Primary Location cannot be edited directly after onboarding. Contact our support team to change it.

Why don't I see Primary Location on my Service Area page?

Primary Location only appears for accounts that set it during onboarding. If your Primary Location was configured before this flow existed, it won't display here — but it's still active and powering your website copy. Contact our support team to view or change it.

Why does my Home Search Tool show as "Custom"?

Your Home Search Tool shows Custom when you had map settings configured before Service Area was available. Those settings were preserved. You can change this to Target Service Area or Full Service Area using the dropdown in the How Features use your Service Areas table.

Why do I see a region I don't recognize?

These are likely Smart Regions — areas mapped automatically based on your MLS listing data. They appear in the sidebar with a "Smart Region" label. You can rename, resize, or remove them at any time.

Why don't I see the "How we created your Service Areas" section?

This section only appears for accounts whose Service Areas were set up automatically. If you defined your Service Areas yourself during onboarding, it won't display.
