How to Create, Filter, Auto-Sync, and Share Listing Feeds with Third-Party Vendors

Luxury Presence's listing feed feature now allows users to apply filters, automatically sync properties to a listing feed, and share feeds with third-party vendors. This enhancement makes it easier for large teams, brokerages, and those working with external vendors to manage listings and keep them updated. Here’s how you can leverage these powerful new tools:

Step-by-Step Instructions

Apply Filters to a Listing Feed

1. Begin by navigating to the Presence™ Platform.
2. Click the Listing Feeds tab on the left-hand menu.
3. Click the Create Feed button in the top right corner. 
   • Fill out the necessary information such as the feed name, tagline, and description.
   • Under the property settings section, you can apply filters based on property types, price ranges, and locations.
     • For example, set a minimum price of $500,000 and leave the city and state blank to capture a wider range of properties.
4. Once you’ve applied the filters, click Create to complete the process.

Auto-Sync Properties to Your Feed

1. After creating the feed, you can auto-sync eligible properties that fit the filter criteria you set.
2. To do this, go to Add Properties. You can either select properties manually or toggle the option to Sync All Eligible Properties.
   • All properties that meet the criteria (e.g., above $500,000) will automatically be synced to the feed.
   • If new properties are added to your account that match the criteria, they will be automatically included in the feed.
   • Similarly, if a property is sold or no longer fits the filters, it will be automatically removed from the feed.

Share Your Listing Feed Externally

1. Go to Listing Feed details (visible on the creation of the Listing Feed or by clicking Edit Feed).
2. Scroll down to Syndication and toggle this on.
3. Back on the Listing Feed details page, click on Share Feed
4. Share the feed via XML or JSON file. On these files, you will find:

• Active properties in feed
• Accounts/Agents that are part of that Listing Feed (regardless of if they have an active listing or not)
• CMS Offices that the agents are associated with (if applicable)

Note: You will not be able to obtain the link to the JSON/XML file until the first syndication runs. They run every 24 hours, so it may need to up to 1 day.

What can I use the listing feed for?

How do I set up a listing feed?

Why aren’t some of my properties appearing in the listing feed?

• The property has one of these statuses:
  • For Sale
  • Pending
  • Coming Soon
  • Under Contract
  • Active Under Contract
• Password-protected properties will not be synced.
• The property must have an agent assigned to it.
• If you recently updated the property, the feed may take up to 24 hours to refresh.

Is there a unique ID included for each property in the feed?

• The feed does not currently include an internal property ID. However, each property has a unique “slug”, ensuring that no two properties share the same identifier in your CMS.

Where can I find a complete list of property types?

• Available property types are:
  • Commerical
  • Condo
  • Co-Op
  • Land
  • Manufactured-Mobile
  • Multi-Family
  • Other
  • Residential
  • Townhouse

What tags can be used in the “features” section?

• Tags in the features section are fully customizable within your dashboard, so there isn’t a fixed list. You can create and apply tags as needed.
